Benchmark Scaffolding was engaged by Wates to support the recladding and fireproofing works at Clarence Avenue, Clapham, a technically complex residential refurbishment project. This nine-phase scheme required a highly adaptable scaffolding solution, considering the structure’s mixed-material composition, environmental constraints, and initial occupancy.

With Benchmark Scaffolding recognised for its technical expertise, this marked our first collaboration with Wates’ residential division.

The primary structural challenge stemmed from the building’s timber frame which could not be tied to. This necessitated freestanding scaffolds incorporating goods hoists, gantries, and loading bays, all tied into the scaffold frame itself.

Additional complexity arose from a Tree Preservation Order (TPO) on the front elevation, which restricted standard scaffold placements to avoid damage to the root system. A 17m truss on plan was designed to span horizontally to supporting buttress bays, enabling the scaffold to be constructed without interfering with protected trees.

Benchmark Scaffolding adopted a collaborative approach, working closely with the Wates Engineers to ensure seamless integration of access solutions while maintaining site safety and minimising disruption to local residents. Environmental considerations were paramount, with scaffold design and installation carefully adapted to protect the natural surroundings.
