Benchmark Scaffolding was appointed by Morgan Sindall to provide access solutions for the new build aspect of the redevelopment of Rutland Mills, A Grade II listed site being transformed into Tileyard North—the UK’s largest creative industries hub outside London. The project involved the refurbishment of four historic mill buildings alongside a new-build development, requiring an adaptable and meticulously planned scaffolding strategy to accommodate complex heritage constraints and tight programme demands.

The key challenge was logistical planning, as the site was located off one of Wakefield’s busiest roads, with a bus stop that needed to remain operational. Material storage and deliveries required careful coordination to avoid disruption, with Benchmark Scaffolding working closely with all trades to maintain efficiency. Regular site meetings, branded ‘Build in a Day’ by Morgan Sindall, ensured seamless collaboration, with all parties aligning schedules to prevent delays.

A critical early-stage solution was the installation of the roof cowl, which allowed internal works to proceed while ensuring weather protection. Due to phased dismantling requirements, the roof cowl scaffold was engineered to be dismantled in three stages to accommodate various trades.
